Chappy Property Management, a Massachusetts-based real estate management company, is actively seeking an experienced Real Estate Portfolio Manager.
In this role, you will oversee a rapidly growing portfolio valued at over $120,000,000.
The portfolio currently comprises 37 multi-tenant commercial retail and warehouse locations across New England.
As Portfolio Manager, you will leverage cutting-edge real estate management software to direct both property maintenance and accounting teams.
Your pivotal role in strategic planning, financial management, and overall success of the managed properties will be crucial.
Your direct responsibilities will include working with ownership and an existing team of facility managers to spearhead the following:
-Daily and weekly tenant communications regarding rent collection and property management responsibilities.
-Tenant onboarding and offboarding.
-Managing/creating annual property budgets.
-Identifying capital expenditure needs on properties.
-Overseeing the CAM collection process.
-Partner with cross functional teams (accounting, financing, and facilities) and oversee day-to-day operations.
-Working with our real estate team and partner brokers to market vacancies for lease.
-Work with in-house team to oversee accounts payable/receivable for various real estate entities.
-Develop & implement policies and procedures to improve the efficiency of property mgmt.
-Collaborate with vendors and contractors for various property needs, negotiating contracts and ensuring projects are delivered on schedule and on budget.
-Demonstrate ability to understand financial goals and operate assets in owners’ best interest.
-Supervise and support all property management staff, including on-site property managers.
-Reviewing leases and creating lease abstracts, renewals and more.
In-direct responsibilities include:
*Working with property ownership and lending institutions on the financing/refinancing of properties.
*Work with ownership during property acquisition and new property due diligence.
QUALIFICATIONS:
-Experience in commercial real estate
-Microsoft Office Suite
-Cash flow modeling
-Excellent communication, leadership, and problem-solving abilities
-Good understanding of business strategies
-Knowledge of office management systems and procedures
-AppFolio experience a plus (not required)
